An Overview of our services


Contract to Close – Buyer Side ($400)
  • Check Executed contract for completeness and compliance
  • Send Executed contract to all parties with an introductory email with a transaction summary
  • Request required docs (survey, HOA Docs, etc.)
  • Send Buyer “What to Expect” email with Critical Dates
  • Help facilitate delivery of Earnest & Option
  • Order Inspections
  • Request Insurance quotes
  • Send Executed Amendment to all parties
  • Check in with Lender to see if the Appraisal has been ordered
  • Weekly Check-ins with Title and Lender requesting updates
  • Request Title Commitments and Estoppel from Title and review
  • Send email to Buyers to review the Title Commitment for accuracy
  • Submit compliance file to Brokerage
  • Fill out DA requests and submit to Brokerage for approval
  • Send Das/wiring instructions to Title
  • Schedule Closing
  • Send Buyer “Closing Preparation” email including date, time, and location of final walk through and signing.
  • Check in with Title and Lender to make sure CD has been acknowledged and Title has docs
  • Follow up with Title to make sure file has funded and upload final Settlement Statement
Contract to Close – Seller Side ($350)
  • Check Executed contract for completeness and compliance
  • Send Executed contract to all parties in an intro- ductory email with a Transaction Summary
  • Send Seller Critical Dates email and request required docs (survey, HOA docs, etc.)
  • Help facilitate delivery of Earnest & Option as needed
  • Confirm Buyer’s inspection times with the Sellers
  • Send required docs (survey, HOA docs, etc.) to Buyer’s Agent and Title
  • Send Executed Amendment to all parties
  • Check in with Lender to see if the Appraisal has been ordered
  • Coordinate appraisal if needed
  • Weekly Check-ins with Title and Lender requesting updates
  • Send email to Buyers to review the Title Commitment for accuracy
  • Request Title Commitments and Estoppel from Title and review
  • Submit compliance file to Brokerage
  • Fill out DA requests and submit to Brokerage for approval
